A short letter on what we are seeing in each of our five regions, edited from the longer note we send our buyer clients twice a year.
Portugal — Comporta has cooled at the top but tightened in the middle. The €2m to €4m segment is the most active and the most competitive. Porto continues to surprise on the upside, with Foz and Bonfim both registering strong year-on-year growth; the Douro Valley has slowed.
Morocco — Tangier remains the quietest of our markets in volume but is increasingly the most interesting for restoration projects. The Marshan is being rediscovered, particularly by buyers priced out of Lisbon, and a small number of off-market mid-century villas have transacted at prices that would have been unthinkable five years ago.
France — The Cap d’Antibes is stable, with the very top of the market continuing to operate on rumour and introduction more than on listing. We are spending more time inland from the Cap, in the Provençal villages above the coast.
Italy — Palermo is the standout region of the year for us, with five completed sales of palazzo apartments to clients from the UK, France and Germany. The Mondello bay has begun to attract a younger buyer.
